Termite treatment in Canberra.
Inspection to warranty.

Termidor-accredited termite inspections and treatment for Canberra homes and businesses. Early detection of hidden structural damage, targeted application, and a structural warranty on qualifying work — all from a fully licensed local team.

Why it matters

What you can't see is what costs the most.

Termites work behind walls, under floors and inside roof frames. Surface signs — warped boards, blistered paint, frass — usually appear after the structural timber is already compromised. A professional inspection turns that invisible risk into a written, actionable report.

Hidden damage

Subterranean colonies move through plaster, masonry and concealed framing — a floorboard can look pristine while the joist beneath is hollow. Tapping, probing and moisture mapping reveal what visual checks alone will miss.

Untreated

A live colony left alone grows slowly for the first season, then exponentially. Each year untreated, the eventual bill for structural repair compounds — treatment pays for itself many times over.

Structural warranty

Qualifying termite work carries a structural warranty through our Termidor accreditations. Cover stays in force with the annual monitoring visit, written reports and barrier integrity checks.

Process

Three steps from inspection
to long-term cover.

Each step ends in writing — a clear record of what we found, what we applied, and what comes next. Same-week availability across the ACT. Inspections are a fixed price online — $289 for a home on a slab, $320 for a home with a subfloor — and treatment is quoted after the inspection. Book a termite inspection, or if you are buying, see pre-purchase inspections.

Inspection

A thorough on-site inspection covers the interior, subfloor, roof void and surrounding grounds. We tap, probe and visually check every accessible timber element. You receive a written report the same day.

Treatment

If activity is confirmed, we install a Termidor HE in-ground chemical barrier via precision trenching and rod injection around the full perimeter. Bait stations are placed where appropriate.

Annual monitoring

An annual revisit keeps the warranty current — re-inspecting bait stations, checking barrier integrity and re-issuing the compliance report, so small incursions are caught long before they become damage.

Barrier or baits

Termite treatment options in Canberra.

Termite control comes down to two tools: a chemical barrier in the soil around the building, and in-ground baiting and monitoring stations. Which one fits, or whether to combine them, depends on the construction, access around the perimeter and what the inspection finds — the recommendation and quote follow the inspection, in writing.

Chemical barrier (Termidor)

A Termidor HE in-ground barrier, installed by an accredited applicator via trenching and rod injection around the full perimeter, so termites moving through the treated soil are affected before they reach the structure. It is the usual choice where the soil around the whole building can be accessed and treated, and qualifying work carries the Termidor $2 Million Assurance Warranty.

Baiting and monitoring stations

Stations set into the ground around the property. Monitoring stations show whether termites are active between inspections; where they are, a slow-acting bait is taken back to the colony by the workers. Stations are placed where appropriate — alongside a barrier, or where paving, concrete or garden structures make parts of the perimeter hard to treat.

Termites do the damage
before you see them.

Subterranean termites hollow structural timber from the inside out — months of work, no visible sign until it's serious. A Termidor-accredited inspection turns what you can't see into a written report you can act on.

Warning signs

The signs worth knowing before the damage.

Live termites are rarely the first thing a homeowner sees. By the time a swarm appears indoors the colony is usually several years old, so the earlier indicators are the ones worth learning in a Canberra home.

Mud shelter tubes

Pencil-width earthen tubes running up the outside of piers, stumps and foundation walls. They are the colony's covered route between the soil and the timber, and they are the clearest sign visible from outside.

Blistered or rippled paint

Paint lifting on door frames and skirting where moisture sits behind the timber. It reads as a damp problem, which is why it is so often missed until the frame is probed.

Mud packed into cracks

Subterranean termites leave mud, not sawdust. Look for soil packed into cracks, joints and gaps around a fence post, deck board or architrave.

Clicking inside the wall

Soldier termites bang their heads against the timber to signal the colony, which carries as a faint clicking on a still night. Worth taking seriously rather than writing off as the house settling.

Timber that sounds hollow

A floorboard or skirting can look pristine while the joist beneath is hollow. Tapping, probing and moisture mapping are how an inspection finds what a visual check alone will miss.

Flying termites and dropped wings

Winged termites (alates) swarm from mature colonies on warm, humid evenings in spring and early summer around Canberra. A cluster of them near a light or window, or small discarded wings on a sill, usually means a colony is established nearby.

Prevention

What keeps pressure off the building.

None of these replace a professional inspection, but every one of them reduces the surface area a colony can work with. Termite damage is not covered by standard home insurance in the ACT, so repair and treatment costs fall to the owner — which makes the inspection cycle the most cost-effective line item in a long-term maintenance plan.

Keep garden beds off the slab

Soil, mulch and garden beds banked against the slab edge give a colony a concealed route straight past the inspection zone. Keeping that edge clear and visible is the single easiest thing a homeowner can do.

Move firewood away from the house

Stacked firewood against an external wall is both a food source and cover. Store it well away from the building rather than under the eaves or against the cladding.

Fix leaks quickly

Subterranean termites follow moisture. Leaking taps and air-conditioning condensate drains keep the soil and adjacent timber damp enough to attract and sustain a colony.

Don't store goods against external walls

Building materials and stored goods stacked against the outside wall for long periods create exactly the dark, undisturbed, moist conditions a colony needs — and hide the evidence while it does.

FAQ

The questions Canberra homeowners ask first.

How often should I get a termite inspection?

At least annually for most Canberra properties, and more often where the property has a known history of activity or conditions that attract them. For a higher-risk block — mature garden, established trees, fill soil, decorative timber close to the slab — an annual inspection is the minimum.

Do you offer a termite warranty?

Qualifying Termidor termite work carries a structural warranty, kept current with an annual monitoring visit and re-inspection. Full terms are provided on the quote.

What happens if termites are found during the inspection?

You receive a written report with the findings and a quote for treatment. Our Termidor-accredited team can move straight to a barrier treatment if you would like to proceed.

What is actually involved in a termite barrier?

A Termidor HE in-ground chemical barrier, installed by an accredited applicator via precision trenching and rod injection around the full perimeter. Monitoring stations are placed alongside the barrier where appropriate, so termite pressure can be tracked between inspections.

Do you do pre-purchase inspections?

Yes — AS 4349.3 timber pest inspections for property purchases, with a written report typically the same day. Pre-purchase timber pest inspections have become a standing part of the conveyancing process in the ACT.

How is this different from general pest control?

General pest control covers everyday intruders such as spiders, cockroaches and silverfish. Ants, rodents and wasps are separate treatments. Termite treatment is a separate, more involved programme built around barrier protection and a structural warranty.

What's the difference between a termite barrier and baiting?

A chemical barrier treats the soil around the full perimeter of the building, so termites moving through that zone are affected before they reach the structure. Baiting uses in-ground stations around the property: termites that find a station feed on a slow-acting bait and carry it back to the colony. Monitoring stations let activity be tracked between inspections. Which approach fits, or whether to combine them, depends on the construction, access around the perimeter and what the inspection finds.

When are termites most active in Canberra?

Activity slows over Canberra's cold winters and picks up as the soil warms in spring. Winged termites (alates) swarm from mature colonies on warm, humid evenings from spring into early summer. Seeing them indoors, or finding discarded wings on window sills, is a good reason to book an inspection.

How much does termite treatment cost in Canberra?

Termite inspections are a fixed price online: $289 for a home on a slab and $320 for a home with a subfloor. Treatment is quoted after the inspection, because the right approach and the amount of work depend on the construction, the site and what the inspection finds. The quote comes with the written report.
